General Construction
General Construction is the traditional method of project delivery where the General Contractor is normally brought into the project through a bid selection process or on a negotiated basis after the owner’s Design Professional has completed the project design.
Years ago, as a General Contractor, we performed 100% of the work with our own crews including the mechanical and electrical portions and minor site work. Over the years we have found that specialty trade work can be completed more expeditiously and economically by subcontractors who specialize in certain types of work which led us to sell our Mechanical and Electrical Division and some of our equipment. While this has led other General Contractors to subcontract the entire project, Lehman Constructions Services, Inc. still completes some of the work with our own workforce in order to maintain the proper controls to complete the project on schedule. The work we self-perform includes, but is not limited to, the following: Rough and finish carpentry, limited finish work, mechanical work, foundations and concrete work. Our crews are capable of assisting our subcontractors during times when the schedule dictates.

Design/Build
Design/Build is an alternative method and our preferred method of project delivery where the owner can save valuable time and money. This method of project delivery allows Lehman Construction Services, Inc. to maintain complete control over the design and construction process.
We have an “in-house” Professional Engineer and design department that “teams” with other design professionals local to the project area to provide the most practical design and cost efficent construction. Since our “Team” integrates the architectural and/or engineering design with the contracting services, we work as a “Team” rather than individual companies. Under our concept of “Teaming”, there is a smooth and seamless transition from design to construction. We can arrange, coordinate and manage specific needs, using personal and professional capabilities necessary to meet any level of project scope. As the design is being finalized, the construction crews are preparing to start construction. This combined effort cuts wasted time and energy. Field crews “hit the ground running” from the very start of the project.

Construction Management
Construction Management is another alternative method of project delivery. The right construction management team is an invaluable part of today’s construction process. Lehman Construction Services, Inc. as the Construction Manager is the link that completes the Owner/Professional Designer Team.
Since our Resident Project Manager (RPM) is on-site with the available tools such as scheduling programs, continuous project monitoring, and by balancing product quality and construction budgets,Lehman Construction Services, Inc. is able to bring the project in “on-time” and within “budget”.

Resident Project Manager (RPM)
The Resident Project Manager (RPM) is our on-site manager who interfaces with the owner’s representative and Lehman Construction Services, Inc’s office. Every project has a RPM assigned to an individual project. Our RPMs manage the owner’s project as if it were their own which equates to the value for your dollar will be maximized by obtaining the best possible quality for the most reasonable costs.
